    Composition obtains AIFMD license

    AIFMD license

    As part of Composition’s efforts to remain at the forefront of changes to the financial services industry, we are pleased to advise that on November 3rd 2015, Composition has been granted its Alternative Investment Fund Managers (AIFM) authorisation. The authorisation process included a detailed internal review of our fund structures and documentation of policies and processes. The AIFM authorisation process is one of the many regulatory changes which have come in to effect as a result of the AIFM Directive, which aims to create a harmonised regulatory EU framework for managers of Alternative Investment Funds. As an authorised AIFM, we have the ability to market and manage both Asia and Europe new products both within and outside the AIFM regulatory framework, depending on the individual fund/mandate structure.

    Disposals for Composition Japanese JV

    Composition’s first Joint Venture in Japan has seen both acquisition and disposal activity since it was founded in summer 2010. By Q1 2013, the partnership has acquired 8 residential assets and 1 office asset and already disposed of 2 residential assets, which realized gross IRRs in excess of 20%.

    Whye Choong Low has joined Composition as per September 1st 2013 in the newly created role of Head of Asia Pacific.  Whye Choong will be based in Composition's Hong Kong office with responsibility for management and development of the business in Asia.     Composition’s 2nd Annual Conference in Amsterdam explored Fair Judgment within Fund Management. Margaret Heffernan, entrepreneur and author of Willful Blindness, delivered the keynote speech followed by a lively discussion with Harry Hummels, Professor in Ethics, Organizations & Society at Maastricht University and Peter Pereira Gray, Managing Director Investment Division at the Wellcome Trust. Over 70 people attended the conference including Composition investors and local operating partners, in town for Composition’s Annual Meeting, and other fund managers, fund of fund managers and attendees of Institutional Real Estate’s VIP conference.

    Composition Capital Urban Regeneration JV in Taiwan

    Composition Capital has announced the creation of a JV partnership with a local investment manager with development experience in Taiwan within its second Asia fund. The investment, initially established as a JV, will invest in urban regeneration projects in Taipei, with a focus on local-scale residential markets. The partnership was founded in September 2011 and initial investments are due to be completed before year-end.

    Composition Creates Two Further Asian JVs

    Composition Capital Partners’ activities in Asia rounded-off 2011 with the completion of two deals at year end. The opportunities offer entry to the Malaysia and Vietnam markets at a point in the cycle when compelling deals and attractive returns are available. Both deals are joint venture agreements with experienced local real estate partners who have the presence and knowledge to source off market deals in markets with high population growth and increasing affluence.  The deals represent the final investments for Composition Capital’s Asia Fund II, which Composition is following in 2012 with both opportunistic and core plus/value-add strategies for Asia.

    Composition Capital Invests in Industrial Property Refurbishment incorporating Roof Integrated Solar Panels

    October 2011

    Composition Capital Partners have committed investment to the creation of the largest roof integrated solar panel project in France using photovoltaic microcrystalline technology.  The 12,500 m2 of panels have replaced the original asbestos roof on a derelict industrial unit which has undergone refurbishment prior to re-leasing.  The solar roof panels installed on the building commenced generation in Q2 2011, creating sufficient electricity to supply 400 family homes whilst saving over 500 tons of CO2 emissions.

    The Republic of China, more commonly known as Taiwan, is an oceanic nation of 23 million people with a combined area of approximately 36,200 sq km. In the 60 years since Chinese Nationalists retreated to Taiwan, thanks to a series of financial and economic reform by the Nationalist Party, Taiwan has enjoyed rapid industrialization and GDP growth. This growth brought about the ‘Taiwan Miracle’ during the latter half of the 20th century.
